More than 80 percent of American homes carry asphalt shingles. A three-tab roof typically lasts around 20 years and architectural shingles around 30, while metal lasts 40 to 80. With nearly two in three county homes built before 2000, a lot of St. Mary's roofs are on borrowed time, especially on the exposed, waterfront side of a lot.
