Roof Leak Repair in Mechanicsville, MD & Southern Maryland

That Stain Is Not Where the Leak Is. We Find the Real Source and Seal It

Water rarely drips straight down. It slips under a shingle, runs along a rafter or the top of the drywall, and shows up as a ceiling stain feet away from the actual hole. That is why patching the spot above the stain so often fails. One Vision Roofing does roof leak repair and roof leak detection in Mechanicsville, Loveville, Abell and Broomes Island, tracing each drip from the attic up to the failed chimney flashing, pipe boot, skylight or valley. We are a family business with GAF Certified crews and Maryland license MHIC #151744. Phone (301) 909-3383 and get photos of the source before you pay for anything.

Signs of a hidden leak

Your roof may be leaking even if nothing is dripping yet.

A brown ring that grows after rain. A water stain that darkens or spreads with each storm means water is still getting in, even if the ceiling feels dry by afternoon.

Damp or matted attic insulation. Insulation that is flattened, stained or cold to the touch in one area usually sits right below the path the water is taking.

Paint bubbling around the chimney or a skylight. Moisture behind the drywall next to a chimney chase or skylight well almost always points to failed flashing.

A drip only when wind blows a certain way. Leaks that come and go with wind direction tend to be at wall flashing, dormers or a chimney cricket, not in the open field of shingles.

Musty smell in an upstairs closet. Slow leaks feed mold long before they leave a visible mark. Your nose often finds them first.

Rust on nail tips in the attic. Rusty or frosted nails under the deck mean condensation or a slow leak is wetting the plywood.

Where roofs leak

The usual suspects, and how we seal each one.

The leak we fix most

Chimney flashing repair

Brick moves, mortar cracks and caulk dries out, so chimneys are the top source of leaks we trace. We rebuild step flashing and counter flashing cut into the mortar joints, and add a cricket on the high side of wide chimneys so water and leaves stop piling up behind them.
01

Pipe boots and roof vents

The rubber collar around a plumbing vent cracks in the sun long before the shingles wear out. Bath fans and exhaust vents leak when the hood or its seal fails. Both are quick, inexpensive fixes once found.
02

Skylight leaks

Most skylight leaks are not the glass. They come from flashing kits that were skipped or reused at the last reroof. We reflash the curb and replace the skylight only when the unit itself has failed.
03

Valleys and wall flashing

Valleys carry the most water on any roof, and dormer and sidewall step flashing is easy to miss on a reroof. A short section installed wrong will leak in every heavy rain.
04

Nail pops and ice dams

Nails that back out lift shingles and open a path for water. In a cold snap, ice dams at the eaves push melt water up under the shingles. We reseat or replace the fasteners and fix the ventilation behind repeat ice dams.
Not always the roof

Gutters and siding leaks too

Clogged gutters, missing kick-out flashing and gaps at the trim can send water into the wall and look exactly like a roof leak inside. We check the whole path before we quote.

Roof leak detection

How we find where the water really gets in.

We start inside. In the attic we follow water stains, wet insulation and darkened plywood uphill from where the ceiling is marked, because that trail leads to the entry point.

Then we check from above. On the roof we look closely at every penetration, flashing joint and shingle near that spot. When the source is still unclear, we water test one section at a time, low to high, until the drip shows up inside.

You see what we see. Every leak comes with photos of the source and the damage it caused, so you know exactly what you are paying to fix.

We tell you if a repair will hold. If the leak is one bad flashing on a sound roof, we fix that. If the shingles are worn out everywhere, we tell you, so you do not pay for patch after patch.

Why homeowners trust us with leaks

A tube of caulk is not a repair. We fix what failed.

Many of the leaks we get called to have already been “fixed” once, usually with a bead of sealant smeared over old flashing. It holds for a season and then the drip comes back, often with rotted decking underneath. We pull the shingles back, find the flashing or boot that actually failed, and replace it the way the manufacturer intended.

Our family-run shop sits on Baptist Church Road in Mechanicsville. We are GAF Certified and licensed under MHIC #151744. You get photos of the source, an itemized price before any work starts, and a crew that cleans up and sweeps the yard with a magnet before leaving. If the honest answer is that your roof is done, we will say so.

FAQ

Roof leak repair questions.

Water dripping into a bucket right now? Call us first.

Why is the ceiling stain not under the leak?

Water takes the easiest path. It can enter at a chimney or vent, run down a rafter or across the top of the drywall, and drip out several feet away. That is why we trace it from the attic instead of guessing from the stain.

We follow the water marks in the attic uphill, inspect every flashing joint and penetration in that area from the roof, and if needed water test small sections one at a time until the leak shows up inside.

Usually, yes. Most chimney leaks come from failed step or counter flashing, not the brick. We replace the flashing and seal the joints properly. If the crown or mortar is crumbling, we show you photos and tell you before quoting.

Only for a short time. Sealant dries out in the sun and cracks. A lasting leak repair replaces the failed flashing, pipe boot or shingles so water is shed the way the roof was designed.

Not always. One failed flashing or boot on a healthy roof is a repair. If the shingles are curling, losing granules and leaking in several places, replacement is the better spend. We show you which it is with photos.

In most cases the flashing around the curb is the problem, not the glass. Heavy or wind-driven rain overwhelms a weak flashing joint. Reflashing the skylight usually stops it.

Yes. During a hard freeze, ice builds at the eaves and melt water backs up under the shingles. We repair the damage and look at attic ventilation and insulation, which is what usually causes repeat ice dams.

Catch the drip in a bucket and move furniture and electronics out of the way. If the ceiling is sagging, keep everyone out from under it. For an active leak, call (301) 909-3383 any time.
