Roofing in Calvert County

A narrow county with a long shoreline.

01

Water on both sides

Calvert is Maryland's smallest county by land area, bounded by the Chesapeake Bay to the east and south and the Patuxent River to the west. The Calvert Cliffs alone run for about 24 miles of the Bay shore.

02

Storms with a record

Tropical Storm Irene in 2011 caused major damage or destruction to about 100 homes in the county and knocked out power to around 45,000. Isabel in 2003 sent 4 to 5 foot waves into North Beach and Solomons.

03

Hail that punches holes

On May 16, 2022, the National Weather Service logged 3-inch hail near Chesapeake Beach that punctured siding and windows, and hail over 2 inches near Huntingtown. Hail like that bruises and fractures shingles too.

Calvert County Roof Types and Ages

Calvert has the oldest median housing of the three Southern Maryland counties we serve, and very little new construction.

  • 1990Median year built across Calvert County
  • 41%Of county homes built from 1980 to 1999
  • 32%Of county homes built before 1980
  • 10%Of county homes built in 2010 or later

Asphalt shingles are on more than 80 percent of American homes, lasting about 20 years as three-tab and 30 as architectural, with metal at 40 to 80. When roughly seven in ten homes in a county were built before 2000, most have already replaced a roof or will soon need to, and Bay-side exposure only shortens the clock.

Roofing Permits in Calvert County

  • What the county says

Calvert County's roof permit page says roof construction or replacement of sheathing requires a building permit, and that a building permit is not required in the Critical Area if the work is solely replacement of shingles. Roof construction in the Critical Area also needs a Critical Area Worksheet.

  • Town centers and historic districts

Properties in a county town center need architectural review before a permit is issued, and a designated county historic district needs a Historic Area Work Permit.

  • The beach towns and HOAs

In Chesapeake Beach or North Beach, a Beach Application Approval goes with the county permit package. Homes with a property owners or homeowners association may also need its approval.

Permits go through the county Division of Inspections and Permits in Prince Frederick. Ask them, or ask us at your inspection.

Questions

Calvert County homeowners ask us.

Do you come over the bridge to Calvert?

Yes. We cross from Mechanicsville and work the whole county, from Dunkirk and Chesapeake Beach down to Lusby and Solomons.

Do I need a permit to reroof in Calvert County?

The county says roof construction or sheathing replacement requires a building permit, and shingle-only replacement in the Critical Area does not. For anything in between, confirm with Inspections and Permits in Prince Frederick.

What is the Critical Area?

Land within 1,000 feet of tidal water or tidal wetlands. Roof construction there needs a Critical Area Worksheet.

Can hail really damage a roof here?

Yes. In May 2022 hail over 2 inches fell near Huntingtown and 3-inch hail near Chesapeake Beach. An inspection will show bruised or cracked shingles.

Who do I call in a storm?

Call (301) 909-3383. We run 24-hour emergency storm response.
